No. The Quarters welcomes all qualified applicants, including undergraduate and graduate students from the University of Louisiana at Lafayette (UL Lafayette), South Louisiana Community College (SoLAcc), and other colleges and universities, as well as university employees, young professionals, and families.

You do not need to attend UL Lafayette or be enrolled in college to apply.

What is an individual lease at The Quarters in Lafayette?

An individual lease means you’re only responsible for your portion of the rent. If a roommate graduates, transfers, or moves out, you’re not liable for their rent. This is different from a joint lease, where every resident is responsible for the full amount.

Are The Quarters apartments pet-friendly?

Yes. The Quarters welcomes cats and dogs with prior approval and has an on-site pet park. There is no pet weight limit, but breed restrictions apply.

The pet policy allows up to two pets per apartment, or one pet when a resident leases a single bedroom in a shared apartment.

Pet charges include a one-time $300 pet fee and $30 monthly pet rent. Review the pet policy and confirm the charges applicable to your pet before adding it to your lease.

What if I don’t have roommates? Does The Quarters offer roommate matching?

How can I pay my rent at The Quarters?

Rent is due on the first of each month and can be paid:

Do I need a lease guarantor to live at The Quarters?

For student housing applications, we require either a lease guarantor or a security deposit. Contact our leasing office for full details.

Which utilities are included at The Quarters?

High-speed internet, sewer, trash collection, and pest control are included. A $12 monthly water fee applies.

Residents also receive a $30 per-person electricity allowance. Electricity charges above the allowance are billed monthly and are due with the following month’s rent.

Is renter’s insurance required at The Quarters?

Yes. We require every resident to maintain a minimum $100,000 tenant liability policy to cover potential damage to the apartment. We also recommend adding personal property coverage to protect your belongings.

What colleges and universities are near The Quarters?

The Quarters is located at 501 Stewart Street in Lafayette, near the University of Louisiana at Lafayette (UL Lafayette — 2.0 miles by car). The community is also within walking distance of campus and downtown Lafayette. South Louisiana Community College (SoLAcc) is another local college option. Students attending these and other colleges and universities are welcome to apply.

Can UL Lafayette freshmen live off campus at The Quarters?

Freshmen may lease at The Quarters when their housing choice complies with UL Lafayette’s residency policy and the community’s application requirements. UL Lafayette generally requires unmarried, full-time, first-time freshmen to live in university housing. Students subject to that rule should obtain an approved exemption permitting their planned living arrangement before signing an off-campus lease. Signing a private lease does not waive the university’s requirement.

Is The Quarters part of UL Lafayette Housing?

No. The Quarters is privately operated off-campus housing and is not part of UL Lafayette’s university housing system. Residents apply and sign a lease directly with The Quarters rather than through the university. UL Lafayette students should separately confirm that their housing choice complies with any university residency requirements that apply to them.

What floor plans are available at The Quarters?

The Quarters offers one-, two-, three-, and four-bedroom apartments, ranging from 580 to 1,540 square feet. There are several layouts within the two-, three-, and four-bedroom categories, giving residents different bedroom arrangements and shared living spaces to compare. Availability varies by floor plan, furnishing option, and lease term.

What is the difference between the B1, B2, and B3 two-bedroom floor plans?

All three layouts provide two bedrooms and two private bathrooms. The B1 Cottage has 787 square feet, the B2 Burgundy has 956 square feet, and the B3 Dauphine has 962 square feet. B1 and B3 place the bedrooms on opposite sides of the shared living area, while B2 places both bedrooms on the same side of the apartment. Compare the drawings to choose the amount of space and bedroom arrangement you prefer.

Do The Quarters apartments have private bathrooms?

Yes. The Quarters offers private bathrooms connected to the bedrooms in its shared two-, three-, and four-bedroom layouts. Residents can share the kitchen and living areas without sharing a bathroom. The A1 one-bedroom apartment also has its own bathroom.

Do The Quarters apartments have an in-unit washer and dryer?

Yes. The Quarters apartments include a washer and dryer inside the apartment, so residents can do laundry at home without using a shared community laundry room.
